Brushy Creek is a census-designated place. It has never been incorporated, so it has no council, no municipal building department, and no design standards of its own. It sits in unincorporated Williamson County, and the county is unusually explicit about what that means.
What the county actually says
The county's own FAQ says, in these words: "There are no zoning regulations in Williamson County," and, on building codes, that it "has not adopted a resolution or order requiring the application of Subchapter F ... Therefore, Williamson County does not require any new residential construction to conform to any building code." Quoted, not paraphrased, and checked in August 2026. County policy can change, so treat it as the position on that date.
So the architectural committee is the whole rulebook
The sections here carry their own covenants, and most have their own architectural committee. What they cover varies: color and panel style nearly always, window inserts often, decorative hardware sometimes. Section 209.00505 of the Texas Property Code gives owners the right to appeal an architectural denial to the board in associations with more than 40 lots that are past their development period. Whether yours qualifies is worth checking. Either way, the appeal takes weeks, which is the argument for getting the submission right the first time.
Where the county still matters
None of that means nothing is regulated. Floodplain, driveway, and septic permitting sit with the county. A new circuit or receptacle is licensed electrical work in Texas, whatever the county does about building codes, though connecting an opener to an outlet that is already there is not. And sections of these communities fall within the city limits of Round Rock or Cedar Park, where the city, rather than the county, is the permitting authority. We are not aware of a county permit requirement for swapping a door into an existing opening, but the county's published position on building codes speaks to new construction, and a door replacement is not that. So confirm it rather than take our word: one call to the Williamson County engineer's office settles it, and that call is worth making before you commit if the work touches the structure of the opening.
My neighbor was told they needed approval and I was not. Why?
